Job Summary:

The HOA Property Maintenance Manager is a senior-level engineering professional responsible for overseeing all aspects of the HOA maintenance department. This includes project management, staff supervision, budget control, and ensuring quality standards are met.

This role leads the maintenance team in completing work orders and projects on time and within budget while maintaining strict safety standards across all operations.

The position oversees all property engineering and maintenance operations, including supervision of maintenance technicians and grounds staff. The ideal candidate understands brand standards, the importance of resident and employee satisfaction, and compliance with all applicable industry, federal, state, and local codes.

 

Job Specifications:

  • Starting Wage: $72,000.00 - $86,000.00 + annual bonus

Job Responsibilities:

Department Leadership

  • Direct daily operations of the maintenance department, including planning, organizing, and scheduling staff.
  • Communicate goals, policies, procedures, and standards to ensure proper departmental performance.
  • Conduct daily shift meetings (10–15 minutes) to communicate updates, review safety topics, discuss guest or resident concerns, and recognize team successes.
  • Hold monthly department meetings to review performance, share updates, and discuss improvements.

Training & Compliance

  • Train associates on emergency procedures, safety protocols, and compliance with federal, state, and local regulations.
  • Educate staff on brand standards and establish goals to achieve successful audit results.
  • Train team members on guest and resident satisfaction standards and performance metrics.

Property Operations

  • Oversee maintenance and repair of all interior and exterior building systems, including landscaping.
  • Ensure the completion of preventative, planned, and scheduled maintenance programs.
  • Develop and manage maintenance programs for buildings, equipment, and residential units.
  • Maintain cleanliness, organization, and safety in all work areas.

Budget & Financial Management

  • Monitor departmental budgets and control expenses.
  • Report financial variances as required by property or corporate leadership.
  • Assist in preparing annual operating budgets and capital improvement plans.

Projects & Vendor Coordination

  • Coordinate with corporate product managers, engineers, architects, and designers on renovations and equipment upgrades.
  • Purchase parts, materials, and equipment in accordance with company purchasing procedures.
  • Inspect deliveries to ensure quality, pricing accuracy, and warranty compliance.
  • Evaluate whether repairs should be performed in-house or outsourced.

Systems & Inventory

  • Maintain inventory of parts, tools, equipment, and supplies.
  • Track department productivity using a work order or CMMS system (HotSOS or similar).

Technical Expertise

Demonstrate strong working knowledge of:

  • HVAC systems
  • Electrical systems
  • Plumbing and water systems
  • Boilers, chillers, and cooling towers
  • Mechanical equipment
  • Refrigeration systems
  • Fire alarm and sprinkler systems
  • Building controls and pneumatics
  • Landscaping and grounds maintenance equipment
  • Laundry equipment and facility systems

Safety & Regulatory Compliance

  • Implement and maintain programs aligned with OSHA, EPA, and ADA guidelines.
  • Ensure compliance with corporate safety policies and applicable regulations.

Staff Development

  • Develop and deliver training programs (2–4 weeks) for new hires.
  • Mentor team members and identify potential successors for leadership roles.

Additional Responsibilities

  • Bill condo or apartment owners for maintenance work according to property policies.
  • Assist with determining security requirements and managing relationships with third-party security vendors when applicable.
  • Perform other property engineering duties as required.

 

Job Requirements:

  • High school diploma or equivalent required; some college preferred
  • Minimum 6 years of supervisory experience with strong leadership skills
  • Extensive maintenance background in residential or hospitality properties
  • Working knowledge of HVAC, electrical, plumbing, carpentry, and painting systems
  • Valid Colorado Driver’s License
  • Proficiency with Microsoft Office and basic computer systems
  • Experience operating equipment used for summer and winter grounds maintenance

 

The expected pay range is $72,000.00 - $86,000.00 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
