Job Summary:
The Senior Manager, Building Maintenance leads maintenance operations across the hospitality lodging portfolio, including hotels, homeowner association properties, vacation rental assets, commercial spaces, and support facilities. This position is accountable for building reliability, preventive maintenance, asset preservation, life-safety compliance, capital project planning, vendor performance, financial stewardship, and the development of a high-performing maintenance team.
This leader establishes a hospitality-first culture in which technical work is planned and executed through the lens of the guest, owner, employee, and resort experience. The Senior Manager operates as a leader for the entire resort, building continuity between Hospitality and Mountain Operations, aligning teams around shared priorities, and ensuring that departmental boundaries do not create gaps in service or ownership.
The successful candidate combines long-range asset strategy with visible daily leadership. This role anticipates risk, holds teams and partners accountable, develops clear short- and long-term solutions, and ensures major capital investments are supported by sound scopes, multiple competitive bids, network expertise, disciplined execution, and measurable results.

Job Responsibilities:
Hospitality First Culture
- • Establish and model a hospitality-first maintenance culture in which responsiveness, communication, workmanship, professionalism, and care for the guest experience are expected on every shift.
- • Ensure maintenance decisions consider the effect on guests, owners, employees, operating teams, and the long-term reputation of the resort.
- • Create service standards for entering occupied spaces, communicating delays, protecting public areas, completing repairs cleanly, and following up with affected stakeholders.
- • Partner closely with Front Office, Housekeeping, Property Management, Security, and other operating teams to prioritize work based on safety, business impact, occupancy, and guest needs.
Resort Leadership and Operational Continuity
- • Serve as a senior leader for the resort, contributing to priorities and solutions beyond the immediate needs of Hospitality or the maintenance department.
- • Build strong operational continuity between Hospitality and Mountain Operations through shared planning, coordinated resources, clear escalation paths, and consistent communication.
- • Promote a one-team mentality by reducing silos, clarifying ownership, sharing expertise and equipment where appropriate, and supporting resort-wide needs during peak periods, emergencies, and major events.
- • Participate actively in resort leadership meetings, readiness planning, incident response, and cross-functional initiatives; bring forward risks, recommendations, and decisions needed from senior leadership.
- • Develop trusted relationships with HOA Boards, property managers, owners, department leaders, vendors, and community partners while representing the resort professionally and consistently.
Team Leadership and Accountability
- • Lead, coach, and develop maintenance managers, supervisors, technicians, and support roles through clear expectations, regular feedback, documented goals, and meaningful performance accountability.
- • Create an operating rhythm that includes daily prioritization, weekly planning, property inspections, project reviews, financial updates, and follow-through on assigned actions.
- • Set clear ownership, deadlines, quality standards, and communication expectations; address missed commitments or recurring performance concerns promptly and constructively.
- • Build bench strength and succession through cross-training, technical development, leadership exposure, and consistent standard operating procedures.
- • Plan staffing, schedules, on-call coverage, and use of internal or external labor based on occupancy, seasonality, workload, project demands, and emergency readiness.
- • Recognize strong performance and create an environment where employees feel respected, supported, informed, and accountable to the team.
Capital Planning and Project Execution
- • Develop complete project scopes, budgets, schedules, phasing plans, stakeholder communication, operational impact assessments, and measurable completion standards before work begins.
- • Use internal expertise and the broader company network to validate project strategy, identify proven contractors, compare technical approaches, and apply lessons learned from other resorts.
- • Manage major projects from concept through closeout, including approvals, procurement, permitting, contractor coordination, quality control, change management, invoice review, commissioning, documentation, and warranty follow-up.
- • Sequence projects around occupancy, events, seasonal transitions, weather, and resort operations to reduce disruption and protect revenue and the guest experience.
- • Provide timely project reporting to resort leadership, Finance, property managers, and HOA Boards, clearly identifying status, risks, decisions, budget performance, and next steps.
Preventive Maintenance and Asset Stewardship
- • Own a comprehensive preventive maintenance program for building systems, guest rooms, common areas, exterior assets, commercial spaces, and assigned support facilities.
- • Use inspections, work-order history, asset condition, manufacturer guidance, and operating data to identify trends, prioritize repairs, and reduce repeat failures.
- • Create short-term corrective actions for urgent concerns while developing durable long-term solutions that protect asset value and reduce unplanned operating costs.
- • Maintain accurate asset records, maintenance schedules, compliance documentation, warranties, service histories, project files, and critical equipment information.
- • Establish property readiness standards and verify execution before peak seasons, high-occupancy periods, major events, and scheduled building closures.
Safety Compliance and Emergency Readiness
- • Ensure compliance with company standards and applicable building, fire, environmental, accessibility, workplace safety, and life-safety requirements.
- • Maintain inspection, testing, and documentation programs for assigned life-safety systems and ensure deficiencies are escalated and corrected within required timelines.
- • Lead safe work practices, training, incident review, hazard correction, lockout and tagout expectations, contractor safety, and proper use of tools and protective equipment.
- • Maintain response plans, vendor contacts, critical spares, and leadership coverage for utility failures, leaks, outages, weather events, and other building emergencies.
Job Requirements:
- Progressive leadership experience in hotel engineering, building maintenance, facilities management, resort operations, property management, or a related field, including responsibility for teams and multiple assets.
- Demonstrated success planning and delivering complex capital projects, managing contractors, developing scopes, comparing bids, controlling changes, and communicating with senior leaders or Boards.
- Strong working knowledge of building systems, preventive maintenance, life-safety requirements, asset management, construction practices, and operational risk.
- Proven ability to build a service-oriented culture, hold teams accountable, manage through competing priorities, and lead across departmental boundaries.
- Experience developing and managing operating and capital budgets, forecasts, contracts, procurement, and vendor performance.
- Proficiency with work-order, project-management, budgeting, scheduling, and standard business systems.
- Valid United States driver's license and ability to meet company driving requirements.
Physical and Scheduling Requirements
- Ability to work on site across lodging, commercial, support, and outdoor resort environments, including mechanical spaces and areas exposed to changing mountain weather.
- Ability to stand and walk for extended periods, use stairs and ladders, access equipment areas, and safely lift or carry materials consistent with operational requirements.
- Ability to work safely around electrical and mechanical systems, vehicles, tools, pumps, motors, chemicals, and moving equipment while using required precautions and protective equipment.
- Availability for early mornings, evenings, weekends, holidays, on-call coverage, and extended hours during emergencies, major projects, peak periods, or significant weather events.
The expected pay range is $95,000.00 - $101,929.00 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
