Job Summary:
The Senior Manager of Building Maintenance provides strategic and operational leadership for the care, preservation, and performance of all Grand Teton Lodge Company facilities. This role oversees a multidisciplinary maintenance and engineering organization of more than 50 employees responsible for infrastructure reliability, historic preservation, fleet operations, safety compliance, and deferred maintenance reduction. The position partners closely with resort leadership and the National Park Service to ensure assets are safe, functional, compliant, and aligned with long-term capital and stewardship goals.

Job Responsibilities
Leadership & Strategy
- Lead the Engineering leadership team in setting departmental goals, budgets, standards, and operating plans aligned with Grand Teton Lodge Company and Vail Resorts objectives.
- Provide visible, hands-on leadership that reinforces accountability, teamwork, and a strong safety culture across all trades and locations.
- Serve as Engineering Manager on Duty (EMOD) as required, including overnight on-call response for critical incidents.
Operations & Maintenance
- Direct daily, weekly, monthly, and annual maintenance activities across all functional areas, including carpentry, painting, plumbing, HVAC, boilers, kitchen equipment, grounds, fleet, and general maintenance.
- Ensure facilities, infrastructure, and vehicles are maintained to support guest experience, employee safety, and regulatory requirements.
- Lead emergency response efforts for system failures or facility incidents, ensuring rapid restoration of service and clear communication with stakeholders.
Capital Projects & Asset Management
- Plan, scope, estimate, and execute maintenance and improvement projects that enhance asset condition, efficiency, and longevity.
- Manage deferred maintenance planning and execution in coordination with Operations, Finance, and the National Park Service.
- Ensure accurate work order, asset, labor, and materials tracking in the MS3 computerized maintenance management system.
Safety, Compliance & Reporting
- Act as the department’s designated safety representative, ensuring compliance with all safety standards, training requirements, and reporting protocols.
- Develop, implement, and enforce safety policies and procedures across all engineering functions.
Financial & Administrative Management
- Develop and manage departmental operating and labor budgets; track expenditures and variances.
- Specify, order, and control inventory of equipment, parts, and supplies using Coupa and approved financial systems.
- Ensure accurate timekeeping, job costing, and project tracking by work order or project.
People Management
- Directly manage four functional leaders: Mechanical Manager, Structures & Grounds Manager, Manager of Maintenance Administration, and Fleet Manager.
- Set performance expectations, conduct mid- and end-of-season reviews in SuccessFactors, and provide ongoing coaching and development.
- Address performance issues promptly and consistently, completing all required HR documentation in a timely manner.
Job Requirements
- Experience: Minimum 10 years in building construction, facilities, or maintenance operations; 7 years of supervisory or management experience
- Licenses: Valid driver’s license
- Technical Skills: Microsoft Office, enterprise systems, CMMS experience
Preferred
- Associate or Bachelor’s degree in Construction Management, Engineering, Business, or related field
- Knowledge of spill control and underground/above-ground storage tanks
- Safety certifications or formal safety leadership training
- Experience working with the National Park Service or regulated environments
Physical & Work Environment Requirements
- Ability to stand, walk, sit, and use hands for extended periods
- Occasional lifting up to 50 lbs
- Indoor and outdoor work in varying weather conditions
- Exposure to maintenance-related hazards, equipment, and noise
- Ability to work holidays, weekends, evenings, and on-call shifts

The expected pay range is $77,000.00 - $95,381.00 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
