Job Summary:

The primary function of this multi-faceted leader is to provide 24/7 management and oversight of staff and vendors for 3 departments: Ski Area Facilities, Engineering, and Janitorial. Ski Area Maintenance and Janitorial departments oversee repairs and systems maintenance, new construction, modifications, tenant improvements and cleaning of all restaurants, offices, retail spaces for Northstar California Resort owned and operated entities. The Engineering department works with the Lodging Division for all repair, maintenance, and modifications for Northstar properties in the management program including condominiums, townhouses, single family houses. Oversight of up to 40+ total employees.


Job Responsibilities:

  • Regulatory Responsibilities: Ensure the timely filing for all Water use permit requirements (*D1 License required*: monthly sample tests, Consumer Confidence Reports, Annual Electronic Reporting for County + State). Ensure all permitting/testing is filed for elevators, boilers, generators, and all regulatory requirements are met in order to maintain disruption free service. Ensure all semiannual, annual, 5 year, and 12 year testing and permits are filed with Northstar Fire Department. Ensure all Carbon Monoxide reporting is filed and up to date for our Hospitality Department.
  • Safety: Drive a culture of Safety. Safety above all else, at all times. Work to identify and eliminate job hazards. Ensure SAFARI and all safety procedures and compliance is being followed by all teammates at all times. Ensure safety meetings are being held weekly and safety is a daily discussion in general. Ensure employees are empowered to STOP work at any time, without consequence, putting safety of self above safety of others.
  • Work Order Management via Maintenance Connection: Work with management team to review all new entries and assign accordingly, ruthlessly prioritizing against emergencies and overall fiscal needs of the resort. Review status of all work orders on a weekly basis, editing information as needed. Reviewing, completing and finalizing all closed work orders upon verification of completed work. Also, work with management team and administrative staff to assist in updating the database as needed.
  • Financial/Budget: Work with Directors to review, edit, plan out budgets for upcoming fiscal year. Notify finance of any alterations and unforeseen expenses in real time. Review all purchases and upcoming expenditures with upper management to ensure budget is on target. Reconcile all differences with the various monthly P & Ls. Ensure all Purchase Card and T & E card charges are processed in Concur in a timely fashion.
  • Scheduling: Be Out Front through ruthless prioritization of ever changing To Do list. Schedule out all preventative and scheduled maintenance and cleanings (Generators, FLS, monthly water tests, meter readings, etc) a year in advance. Schedule out a 2 week look ahead reflecting any reprioritized tasks.   Communicate expectations of staff to staff, upper management, and all relevant stakeholders. Update all as changes to schedule and expectations arise.
  • Stakeholder Communication: Produce a ‘weekly update’ report outlining expectations (who is doing what, both in house and outside vendors) as well as provide a review to what was completed the prior week. Update all appropriate parties of changes of expectations (giving the ‘why’ behind the change) as soon as they arise.
  • Management of Vendors: Ensure all vendors are performing work in compliance with all Vail regulations. Responsible for scheduling, coordination, checking in, and review of work prior to authorizing payment. Ensuring all vendors are approved in our Procurement system and under contract in Conga Novartis. Ensuring all Scopes of Work are in the system prior to work commencing.
  • Capital Projects: Work with Senior Leadership Team and stakeholders to compile a list of potential capital projects and ensure budgets are accurate and up to date.  Management, coordination, oversight of all approved Ski Area Maintenance capital projects as well as heavy assistance with F & B and other departments’ projects to ensure building systems are not negatively affected. Make sure all projects are completed on time and within budget.
  • Other duties as assigned.


Management and oversight of Staff:

  • General building maintenance and repair of building equipment (i.e.  Refrigeration, heating, electrical, and plumbing equipment).  Repair of interior and exterior of buildings, repair or replacement of compressors, electrical motors for condenser and evaporative coils, boilers, fans, pumps, plumbing, hot water systems, Household appliance repair, etc.
  • Installation of new equipment as necessary.  Repairs and maintains restaurant equipment and machinery.
  • Provides insight into inventory of replacement parts, supplies and hardware.
  • Assists in development of programs of regular preventive maintenance for all equipment and locations.
  • Schedules/coordinates/evaluates work performed by outside contractors and in house technicians as well as verify satisfactory completion of work.
  • Requires problem solving and initiation of less clearly defined job activities.  May make relatively complex decisions about materials and equipment.
  • Run weekly 1 on 1 meetings with direct reports and quarterly skip level/stay meetings with other personnel.
  • Work with direct reports, including goals, mid-year reviews, as well as end of season reviews in Success Factors. Help DRIVE efficiency and effectiveness on all levels
  • Will handle disciplinary procedures, including verbal and written write up reports utilizing Direct Connect as needed. Resolves internal conflicts. Ultimately responsible for work time behavior of others.
  • Communicate with team members and upper management to complete work orders on a daily basis.
  • Train team members and staff on various building systems and equipment and/or cleaning and disinfecting procedures. Ensure all staff is in compliance with all required training in the LIFT. DEVELOP all direct reports and staff to bring each of them to their fullest potential. Be a Producer of Talent.
  • Onboarding and training of new staff utilizing our onboarding checklist. Systems training, safety training, Vail’s Mission, Vision, Strategic Pillars, Compliance expectations, Competencies & Values (Be Safe, Do Good, Do Right, Drive Value, Have Fun, Serve Others)  & all Policies.
  • Maintaining a safe workplace for all employees above everything else. Ensure weekly safety meetings for staff are being conducted. Entering all incidents (including property damage) into Enablon within 24 hours.
  • CONNECT with all staff members on a daily basis. Hold daily ‘tailgate’ meetings with staff and review upcoming tasks utilizing the ‘honeycomb method’ to ensure everyone understands and is working as safely as possible. Check in with staff throughout the day on progress. Meet with staff members at the end of each day to see if any changes need to be made in the plan or upcoming schedule (and communicate changes).
  • Cleaning: Ensure all Janitors clean and remove garbage at all public restrooms, common area      spaces, and offices owned & operated at Northstar California. Duties include organizing, restocking and    cleaning all Janitor closets at each location. Deep cleaning of carpets as needed. Most work is located within Village at Northstar, but does include office spaces in base area, golf clubhouse, and some mountain locations. Also includes daily contracted cleaning and garbage removal at Timber Creek Lodge common area spaces. Make sure everything is stocked at all times.


Job Requirements:

  • Fluent in English and requires the ability to communicate orally and in writing with precision in grammar, punctuation, and spelling. 
  • Must possess strong interpersonal skills and have the ability to interact with guests and customers of the resort in a friendly and accommodating manner.
  • 2-3 years of Technical school or formal technical training
  • 2-3 years of as building manager or chief engineer at a large resort property or equivalent experience in construction, cruise ships or other industry.
  • 3-4 Years supervisory experience 
  • Must possess a California D-1 Water Distribution Operator (or higher) license or willing to get immediately.
  • Must have valid driver’s license and clean driving record.
  • Excellent Administration skills
  • Willing to work with changing shift schedules as necessary to meet the business needs.


While performing the duties of this job, the employee is regularly required to stand and talk or hear.  The employee frequently is required to use hands to finger, handle, or feel; and reach with hands and arms.  The employee is occasionally required to climb or balance.  The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and outside weather conditions.  The employee is occasionally exposed to high, precarious places.
