Job Summary
Advanced Maintenance is the guy who will set the standard for the crew, and take on the problems that the rest of the team just can’t figure out. There will be heavy involvement with the property management team, and coordination between teams to complete projects will be expected without direct supervision. It will be expected that this position become familiar with the needs of the department and help to ensure that inventory of parts is maintained. This is a varied work environment ranging from residential repairs to maintenance of large commercial HVAC and electrical systems. Job Responsibilities
- Conduct all maintenance required to keep rental operations moving, from in unit residential repairs, to association building and grounds repairs.
- Conduct advanced building Preventative Maintenance such as running fire pumps, water damage inspections, walkthroughs with county inspectors, HVAC inspections, etc.
- Work with Property Management to coordinate HOA and in unit projects without management supervision.
- Provide training to maintenance staff when required in job specific tasks.
- Spearhead inventory restocking and ordering of parts when required for efficient operations.
- Be ready to assist with guest issues such as TVs, fireplaces, and lightbulb replacements when required.
- Abide by all safety rules and regulations from corporate, State and Federal.
- Maintain good attitude and people skills even during high-pressure situations, be a good leader.
- Conduct all operations to completion, keeping eyes open for the complete picture and eliminating all “bandaids.”
- Help to ensure proper operation of the maintenance department during management absences.

Job Requirements
- Maintain a valid Driver’s License.
- Have a strong grasp on basic and advanced maintenance fields from drywall repairs and painting, woodworking, electrical diagnostics, fireplace maintenance, leak tracing and repair, all plumbing/drain cleaning, heat issue diagnostics, appliance repair, pool and spa repairs, general mechanics, etc.
- Proficient at planning, prioritizing, and organizing
- Strong communication skills / fluent in English
- Knowledgeable on Lock out tag out procedure, OSHA, EPA and building codes.
- General computer knowledge and comfort using smart phone apps, as all tasks are dispatched/managed/completed on a mobile ap.
- High school diploma or equivalent required
- Ability to lift up to 50lbs and comfortably move in and out of a vehicle, safely across snow, and up and down stairs.
- Possess your own hand tools and keep them in a safe functional manner at all times.
- Experience running hydro jetters for drain clearing a strong plus.
- Experience using pro press tools for copper and PEX a strong plus.
The budgeted range starts at $20.00 - $32.00. Actual pay will be adjusted based on experience.
