Job Summary: 

The Keystone Lodge Maintenance Manager is a responsible for overseeing all aspects of the hotel’s maintenance department, including project management, staff supervision, budget control, preventive maintenance, hot tub and pool maintenance, coordinating work performed by outside contractors, ensuring quality standards are met, and leading the team to deliver completion of work orders and projects on time and within budget, while also maintaining safety protocols across all operations.  Candidate needs to be competent with brand standards, the importance of guest satisfaction, interdepartmental communication, and safety.  Maintain the property with respect to all applicable Industry, Federal, State and Local Codes.

Job Responsibilities: 

  • Direct the daily activities of the department. Plan, organize, and control work; communicate goals; and schedule employees to ensure proper coverage. Communicate and enforce policies, procedures, rules, and standards.
  • Educate and train associates on emergency procedures and safety issues to ensure compliance with federal, state, and local laws and regulations for the protection of guests and associates.
  • Train associates on brand standard requirements for the department and set goals to achieve a passing grade on all audits.
  • Train associates on guest satisfaction for the property and department. Show how satisfaction is measured, review the positives and negatives for the property and corporation, and set goals to improve all guest scores related to the department.
  • Ensure that, at the start of every shift, a 10–15 minute meeting is held to communicate information; train or discuss guest issues, brand standards, safety, and other department issues; and celebrate successes.
  • Resolve guest complaints to meet brand standards, improve guest satisfaction, and maintain a positive guest attitude at all times. Share guest information to achieve consistent results.
  • Ensure monthly department meetings are held to share information and results, provide updates on corporate or hospitality news, and discuss opportunities for improvement.
  • Oversee the physical operations of the property, including maintenance and repair of all interior and exterior building areas, including landscaping.
  • Develop and implement a maintenance program (automated or manual) for all buildings, equipment, guest rooms, and other interior areas to meet or exceed brand standards, corporate requirements, and/or owner requirements, including training the engineering staff on maintenance program management.
  • Monitor and maintain cleanliness, sanitation, and organization of all assigned work areas.
  • Ensure the achievement of the property’s preventive, planned, and scheduled maintenance programs to meet brand standards, Market Matrix requirements, corporate requirements, and property goals.
  • Monitor the operating budget and control all expenses within the department. Report end-of-period variances as required by the property or corporate office.
  • Participate in the preparation of the annual departmental operating budget and capital plans that support the overall objectives of the property and corporate policies.
  • Work with corporate product managers, engineering teams, and/or outside architects, designers, or other stakeholders regarding structural renovations or equipment changes.
  • Ensure the scope of work for all capital projects is clearly defined. Obtain bids (following company policy) from contractors for the same scope of work. Bids should be sealed and delivered to the Accounting Department and opened at a predetermined executive meeting.
  • Capital project contracts should use the standard project short-form document provided by Corporate Legal.
  • Supervise all capital projects to ensure quality requirements are met, projects are completed on time and within budget, and future maintenance commitments are addressed.
  • Purchase all parts, supplies, tools, materials, and equipment related to engineering through direct contact with sales representatives, vendors, suppliers, agents, distributors, or others in accordance with accounting procedures for purchasing, invoicing, and payment.
  • Inspect, or ensure inspections are conducted on, all delivered purchases to verify pricing, quality, consistency, and warranty compliance.
  • Maintain inventory of all parts, equipment, and supplies.
  • Monitor department productivity and efficiency through an automated system (CMMS, HotSOS, or similar) or a manual work order (WO) system on a weekly, biweekly, or monthly basis, as required by management.
  • Demonstrate strong technical skills in HVAC, electrical, mechanical, plumbing, painting, carpentry, and refrigeration systems, and maintain familiarity with chillers, cooling towers, boilers, water systems, chemical treatment systems, pneumatics, landscaping equipment, laundry equipment, controls, sprinkler systems, and fire alarm systems.
  • Maintain Certified Pool Operator certification and ensure pool and hot tub are maintained  in accordance with State regulations.
  • Implement OSHA, EPA, and ADA guidelines and programs. Comply with all corporate safety policies and applicable state and federal codes.
  • Evaluate the use of in-house repairs versus subcontractors.
  • Contract and supervise waste disposal services and recycling programs as necessary.
  • Conduct a 2–4 week training program for new hires covering required job functions and performance standards.
  • Charge condo/apartment owners, per agreement or policy, for maintenance or repair work completed, following established property procedures and guidelines.
  • May be responsible for determining the security requirements necessary to protect property, associates, and guests, and for managing relationships with third-party security providers.
  • Train and develop the most qualified associates as successors.
  • Perform any other duties related to property maintenance or engineering.

 

Job Requirements:  

  • High school education or equivalent, some college preferred.
  • Minimum 4 years supervisory experience with strong management skills.
  • Strong overall maintenance background with knowledge relevant disciplines inherent in residential properties (HVAC/Electrical/Carpentry/Painting etc).
  • Valid Colorado Driver’s License
  • Strong communication and project management skills
  • Strong knowledge of desktop computer and applications – Microsoft office applications
  • Strong knowledge of core machinery used in summer and winter grounds maintenance.
  • Experience with Maintain-X or similar asset management software preferred.

 

The expected pay range is $70,000.00 - $80,000.00 + Annual Bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
