Job Summary:
The Regional Sr. Manager of Building Maintenance at Heavenly provides leadership support to Heavenly and Kirkwood and reports to the Heavenly Director of Base Experience. This position has direct oversight of Heavenly Building Maintenance, the Tahoe regional Sign Shop, the Heavenly Uniform Department and Employee Lounges. Leadership is expected in other resort leadership groups such as the Sr Manager team, Epic Promise and/or other resort level leadership support groups. This position also has a dotted line support responsibility for Kirkwood Building Maintenance and Kirkwood Resort Leadership Team collaboration.

Job Responsibilities:
- Drive continuous improvement in the areas of talent development, safety interdependence, communication with our internal clients, collaboration with other mountain departments, infrastructure improvement, Capital planning, project planning
- Communicate and enforce policies, procedures, rules and standards. Inspect what we expect.
- Educate/train and prepare for emergencies to proactively be ready for the unexpected.

- Manages operating budget and control all expenses within all areas of the department. Report anticipated variances.
- Participate in the preparation of the annual departmental operating budget and capital plans which support resort and company strategic objectives.
- Comply with the contract and account payable process when hiring and managing outside contractors per company and agency standards and policies.
- Supervise all capital projects to meet scope of work (quality) requirement and to ensure timely completion of project within budget and established future maintenance commitments.
- Purchase all parts, supplies, tools, materials and equipment related to engineering through direct contact with sales representatives, vendors, suppliers, agents distributors or any other in accordance with the accounting procedures for purchasing, invoicing and payment.
- Monitor department productivity and efficiency with automated system (MaintainX) weekly, biweekly or monthly as required by supervisor.
- Strong technical skills in HVAC, electrical, mechanical, plumbing, painting, carpentry, refrigeration and be familiar with chillers, cooling towers, boilers, water systems, chemical treatment , pneumatic, landscaping, controls, sprinkler system and fire alarm systems are preferred.
- Implement OSHA, EPA and ADA guidelines and programs. Abide by all safety rules and regulations per corporate policies State and Federal codes. Keep strong training documentation for compliance.
- Evaluate on in-house repairs versus subcontractors.
- Create and improve systems to support the Sign Shop priorities.
- Work with department managers to develop and fulfill resort uniform needs with safety and fiscal responsibility.
- Help meet all other company, resort and Base Ex team needs.
Job Requirements:

- 3-4 years technical school or formal technical training.
- 2-3 years as building manager or chief engineer at a large resort property or equivalent experience in construction, cruise ship and other industries.
- 3-4 years supervisory experience.
- Valid driving license.
- Experience with Microsoft Office programs.
- Strong communication skills.
- Excellent administrative skills.
- Willing to work with changing shift schedules as necessary to meet business needs.
The expected pay range is $88,868.12 - $114,225.42 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
