Job Summary: 

Vail Resorts and Heavenly Lodging is the premier property management company in Lake Tahoe, providing comprehensive management services to both homeowner associations and individual homeowners renting their condos. This Property Manager oversees the Zalanta Resort at the Heavenly Village including: Zalanta HOA, approximately 20 luxury vacation condo rentals, and direct oversight of front desk, bell, housekeeping, and ski valet. This position also works closely with the Engineering Manager to deliver Vail Resorts’ mission of Experience of a Lifetime to homeowners and guests. Success in this position is focused on managing a compliant HOA, strong financial performance, well-maintained properties, and satisfied homeowners and guests. No two days look the same in vacation rental management!

 Job Responsibilities: 

  • Maintaining the property in accordance to the established luxury standards in the Lake Tahoe market.
  • Homeowners Association budgeting, financial analysis and management, capital planning, contractor/vendor selection, vendor coordination and property inspections.
  • Association financial reporting in partnership with Vail’s Corporate Accounting team including monthly variance reports, aging reports, and action item lists.
  • Budgeting oversite of two department budgets with Vail Resorts operations and one HOA budget. Monthly P&L reporting of rental management
  • Provide exceptional service to the Board, homeowners, and guests through reliable and efficient communications and actions. Quickly addressing feedback in a professional and complete manner.
  • Coordinate and facilitate HOA quarterly meetings, annual members' meetings, and special board meetings.
  • Process monthly HOA billing including utilities, insurance, and resort services
  • Oversite of the daily operations including Front Desk and Housekeeping while partnering with the regional Maintenance team.
  • Interviewing, hiring, training and coaching on-property staff, both leadership and front line. Total staffing oversite includes two assistant managers with 12-14 employee’s total.
  • Time & Labor management including bi-weekly schedules, editing electronic time cards, and approving hours every pay period.
  • Create a strong culture of safety in the work place by partnering with Heavenly’s Health & Safety team, and following all guidelines and compliance of the company.
  • Be a part of the Hospitality Senior Leadership Team (HSLT) and contribute by supporting regional shared goals with your peers from Northstar and Kirkwood.
  • Grow the lodging rental inventory by providing exceptional service to our homeowners and being fluent in the value of our rental management programs.
  • Maintain luxury service standards and exceed our guest satisfaction survey program managed through Medallia. Create fun, seasonal activations, and surprise and delights for staff, owners, and guest.
  • Other duties as assigned.

  Job Qualifications: 

  • Two years of experience in vacation rental or hotel management.
  • Ability to prioritize tasks to satisfy various stakeholders.
  • High school diploma or equivalent required. Bachelor's degree strongly preferred.
  • Experience with Property Management software applications such as IQware SMS, PMS or LMS
  • Proficient with Microsoft Office applications - Excel, Word, Outlook.
  • Able to lift up to 20 lbs. and stand for long periods of time.
  • Valid driver's license required.
  • Flexible schedule including weekends and holidays.
  • Excellent verbal and written communication skills in English.
  • Ability to read, comprehend and write complex correspondence and effectively communicate with guests and homeowners using diplomacy and tact.
  • Ability to communicate in Spanish is a plus. 

The budgeted range starts at $68,640 - $83,500 + annual bonus.  Actual pay will be adjusted based on experience.
