Job Summary:

The Senior Manager of Building Maintenance reports to the General Manager of The Village at Breckenridge and Gravity Haus. Sitting on the Executive Committee and Leadership Team for these properties, the Senior Manager is responsible for maintaining property buildings with particular attention towards safety, asset protection and guest experience.

Leading a team of 10-15 strong and with responsibility for upwards of 180 rooms, plus kitchen and spa facilities, this role requires strong business acumen, strategic planning, and advanced leadership skills.

Job Responsibilities:

  • Oversee and direct all building and asset maintenance to ensure safe and successful operations at Village at Breckenridge and Gravity Haus.
  • Effectively manage all financial results including purchasing, forecasting, P&L statements, payroll, budgeting and scheduling.
  • Full ownership of Preventative Maintenance programs for both Village at Breckenridge and Gravity Haus.  Annual PM’s required for VAB and bi-annual PMs required for Gravity Haus.
  • Responsible for achieving budgeted maintenance revenue for VAB homeowner units in our rental program. 
  • Responsible for financial tracking, reporting, review and accuracy of all billable time and associated revenue resulting from work in our homeowner units.
  • Manage capital projects including re-imagine initiatives, facility innovations, and maintenance.
  • Participate in Vail Resorts Best Practice Groups, Maintenance specific, property specific and market-wide leadership team meetings, along with resort/company special events.
  • Responsible for hiring, training, developing, scheduling, reviewing and disciplinary action/separation for employees.
  • Demonstrate the ability to communicate professionally to staff, guests, ownership and homeowners. Respond and engage with customer suggestions, complaints and recognition.
  • Adhere to all policies, rules, regulations for Vail Resorts and lead a team to the same standard.
  • Create and maintain a productive, safe work environment, including implementing and retaining all company mandated safety related training and assessment.
  • Prepares the maintenance budget for Village at Breckenridge and Gravity Haus and is responsible for monthly forecasting and expense management.
  • Prepares the maintenance section for the monthly ownership package.
  • Responsible for ordering and billing.
  • Ensures compliance with municipal and federal regulations.
  • Maintain resort life safety systems (e.g. fire systems, sprinkler systems, and alarm systems).
  • Ensures building and equipment licenses, permits and certifications are current.
  • Deliver the “Experience of a Lifetime” to our staff, guests, owners and homeowners.

  • Conduct regular meetings (individual and group) with team members to establish goals, review performance and provide organized communications.

Job Requirements:

  • Extensive experience in property management operations with at least 5 years in a management role
  • Technical understanding and appreciation for building maintenance operations.
  • Ability to work under tight timelines and deliver high-quality results.
  • Ability to create schedules and assign work tasks.
  • Demonstrated ability to develop and manage departmental budget.
  • Strong ability to train employees to set safety and service standards.
  • Professionalism and strong guest service skills, attention to detail and timeliness.
  • Strong written and verbal communication skills.
  • MS Office proficiency.

 

 

The expected pay range is $85,000 - $106,000 + annual bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
