Kirkwood Property Manager

Job Summary: The Kirkwood Property Manager is responsible for overseeing all aspects of operations within Kirkwood Lodging. This includes but is not limited to Reservations, Front Desk, Housekeeping and Homeowner Relations. The Property Manager will be expected to serve as the primary contact for homeowners and association members to provide personalized, detailed and attentive service. This person will also be responsible for managing both year-round and seasonal staff including hiring, development, progressive discipline and time and labor management. 


Job Responsibilities: 

  • Assures communication with all Senior-Level Leadership Team at Kirkwood Mountain Resort
  • Manages property rental program to ensure maximum revenue potential while also maintaining consistent levels of quality product
  • Works with homeowners and associations to update rooms and properties through refurbishing, maintenance upkeep and special projects
  • Work closely with housekeeping, front desk and reservations to provide quality services to our guests and homeowners
  • Maintain continuous and effective communications, development plans and progression opportunities for Kirkwood Lodging employees
  • Monitor and resolve owner/guest relations issues to uphold the highest level of guest service in-line with Vail Resorts standards
  • Review association financials monthly, maintain P&L and variance reporting
  • Participate in Vail Resorts Lodging best practices groups
  • Oversee all Kirkwood Lodging capital projects
  • Review annual budgets as they occur during the fiscal year
  • Work with direct reports on pricing and opportunities to ensure best EBITDA for VRI
  • Develop and implement new programs to ensure the highest quality of service to all homeowners, guests and employees



  • College Degree or equivalent experience
  • Minimum 4 years property management and HOA management experience required, rental experience preferred
  • Minimum of 3 years, preferably in a hospitality environment
  • CAI certification preferred
  • LMS, Microsoft, Peoplesoft preferred
  • Strong interpersonal and communication skills
