In the role of Maintenance Manager, you’ll be responsible for ensuring the physical premises in all program units are maintained to standards enhancing owner, guest and employee experience. It is important to align with company safety standards; developing and maintaining manuals; negotiating contracts; conducting inspections; training and guiding onsite maintenance staff; managing contractors and technical consultants; administering the operating and capital budget programs; overseeing capital work. This position deals with many different departments and areas of the resort, therefore people skills are essential and communication is needed. The ability to plan ahead for tasks, good administration skills, and completing all tasks on time is a must.

Responsibilities:

  • Coordinate the maintenance of heating and ventilation systems, plumbing and electrical systems, fire safety systems, building security concerns (i.e. doors and windows) and the general overall condition of the interiors and exteriors of all designated properties.
  • Develop and handle departmental-specific capital projects. Assist other department’s capital project goals.
  • Communicates both verbally and in writing to appropriate teammates regarding work order status.
  • Ensure a clear understanding of the requested tasks and ask for clarification when needed.
  • Able to attend HOA meetings and discuss projects and or building needs to the necessary partners.
  • Is qualified to research HOA vendors, receive and analyze quotes to present to the Director of Lodging, board representatives and colleagues.
  • Provide superior service to our customers (internal and external). Plan, supervise, and coordinate all daily building and grounds custodial and maintenance operations/tasks. Coordinate work schedules and activities of maintenance and custodial workers.
  • Provide training to maintenance staff when required in job-specific tasks.
  • Order and maintain required parts for stock for critical equipment and repairs.
  • Meet service level objectives and department goals as set forth by immediate supervisor
  • Ensure operations are conducted in a safe environment.
  • Contributes to team effort and department morale by demonstrating a positive and cooperative demeanor and performing responsibilities as assigned.
  • Set goals and regularly evaluate all employees under direct supervision.
  • Comprehend and adhere to company policies and procedures.
  • Other duties as assigned

Requirements:

  • High school diploma or equivalent
  • Ability to work a flexible schedule which include nights, weekends and holidays and be available to respond to emergency situations as needed.
  • Accounting, budgeting and computer experience.
  • Excellent interpersonal skills both oral and written.
  • Excellent communication skills.
  • High level of integrity.
  • Three years of supervision of technical personnel
  • Proven understanding of Word, Excel, and Outlook and be generally computer literate.
  • English proficiency
  • Valid state driver’s license
  • Willing to work with changing shift schedules as assigned to meet business needs.
  • Exposure to inclement weather conditions.
  • Standing and walking.
  • High noise levels.
