Crested Butte Mountain Resort (CBMR) Property Management is the premier property management company in Mt. Crested Butte, providing comprehensive management services to both homeowner associations as well as individual homeowners renting their properties on a short-term and long basis. 

 

The Senior Manager Building Maintenance reports to the Sr. Director of Lodging at CBMR Property Management. Sitting on the Senior Leadership Team for CBMR Property Management, The Manager is responsible for maintaining property buildings with particular attention towards safety, asset protection and guest/owner experience.

 

Leading a team of 2 Building Managers and 15-20 technicians with responsibility for upwards of 5 buildings and 354 vacation rental condominiums and all common areas associated with the buildings, this role requires strong business acumen, strategic planning, and leadership skills. Job Responsibilities:

  • Maintain complete knowledge of all departmental operations.  Attend and participate in weekly department meetings, informing employees of latest released changes within the property or standards CBMR Lodging and Vail Resorts Hospitality.
  • Oversee and direct all building and asset maintenance to ensure safe and successful operations.
  • Effectively manage all financial results including purchasing, forecasting, P&L statements, payroll, budgeting and scheduling.
  • Responsible to achieve budgeted maintenance revenue for KPM homeowner units in our rental program. 
  • Responsible for financial tracking, reporting, review and accuracy of all billable time and associated revenue resulting from work in our homeowner units and HOA space. Monitor the utilization of the work order management system IQTrac.
  • Must be available for on call emergencies and any other reasonable requests that may come up.  Responsible for staying until the job is done.  
  • Ensure compliance with company policy on vehicle operation.  Maintain vehicle maintenance records and schedules
  • Participate in Vail Resorts Best Practice Groups, Maintenance specific, property specific and market wide leadership team meetings, along with resort/company special events.
  • Manage capital projects for association including reserve initiatives, facility innovations, and maintenance.
  • Responsible for hiring, training, developing, scheduling, reviewing and disciplinary action/separation for employees.
  • Demonstrate the ability to communicate professionally to staff and guests. Respond and engage with customer suggestions, complaints and recognition.
  • Adhere to all policies, rules, regulations for Vail Resorts and lead a team to the same standard.
  • Create and maintain a productive, safe work environment, including implementing and retaining all company mandated safety related training and assessment.
  • Prepares the maintenance budget for the property management team and is responsible for monthly forecasting and expense management.
  • Responsible for ordering and billing.
  • Responsible for pool and spa maintenance operations of associations within the portfolio
  • Ensures compliance with municipal and federal regulations.
  • Responsible for all Life Safety systems and general safety on property to include carbon monoxide, fire suppression, fire monitoring, snow and ice removal, etc. Responsible for communicating with all departments on any engineering issues, as well as the General Manager and the Executive Committee and Senior Leadership Team.
  • Ensures building and equipment licenses, permits and certifications are current.

  • Conduct regular meetings (individual and group) with team members to establish goals, review performance and provide organized communications.

Job Requirements:

  • Extensive experience in property management operations with at least 3 years in a management role
  • Technical understanding and appreciation for building maintenance operations.
  • Ability to work under tight timelines and deliver high quality results.
  • Ability to create schedules and assign work tasks.
  • Demonstrated ability to develop and manage departmental budget.
  • Strong ability to train employees to set safety and service standards.
  • Professionalism and strong guest service skills, attention to detail and timeliness.
  • Strong written and verbal communication skills.
  • MS Office proficiency.
  • High school diploma or trade school degree
  • Minimum of three years’ experience in maintenance
  • Minimum of five years supervisory experience
  • Valid driver's license
  • Competent computer skills
  • Ability to communicate detailed information to guests and employees. English proficiency

 

The budgeted range starts at $80,000 - $97,700 + annual bonus.  Actual pay will be adjusted based on experience.
