The Property Manger II is responsible for implementing the decisions made by the Board of Directors through running the day-to-day operations of the Association.  You will build relationships with your various Boards of Directors, and work to provide them with the guidance and management necessary for their Associations.  Effective managers must have a good understanding of the principles of contracting, accounting, insurance, physical plant maintenance, government relations, board management, construction and CCIOA law.  Direct oversight of up to 5 homeowner associations is required.   

 

Essential Job Responsibilities:

  • Engage and maintain regular communication with Board of Directors
  • Respond timely and appropriately homeowner needs
  • Support our General Managers in the growth of new rental management contracts
  • Conduct building inspections on a regular basis; focusing on cleanliness, preventative maintenance and owner compliance with rental rules and regulations; maintain inspection documentation and communicate notable findings to the association board
  • Assist in monthly association billing for housekeeping and maintenance services
  • Following HOA collection policies and aging reports
  • Planning, coordinating and attending all homeowner and HOA annual meetings
  • Issuing meeting and other notices in accordance with the community governing documents
  • Establish and maintain professional relationships with the local real estate community
  • Develop and implement programs to ensure the highest quality of service to all homeowners, as well as programs to retain and grow the rental management program
  • Foster effective interdepartmental relationships with key internal stakeholders – General Managers, Reservations, Housekeeping, Front Desk, Administration and centralized corporate shared services.  Collaborate with these internal team members to ensure effective management of the HOA and strong client relations. 
  • Provide administrative, operational, and managerial advice to association/community boards and residents
  • Prepare and present budgets to association boards in accordance with proper meeting order
  • Assist in the direct enforcement of HOA/community rules and regulations
  • Other duties as assigned

 

Requirements:

  • Demonstrate commitment to quality customer service

  • Ability to adapt to varying tasks
  • Must be detail oriented
  • Ability to review and analyze financial reports
  • General knowledge of insurance
  • Conduct correct HOA meeting order
  • Create monthly/quarterly management reports based upon association requirements
  • Oversee daily operations of the Homeowner Associations
  • Attend regular board of director and annual meetings
  • Must be able to work with a flexible schedule including some nights/weekends/occasional holidays
  • Present oneself with professional appearance and demeanor

Qualifications:

  • Bachelor’s Degree and holding a CMCA, CAM License preferred
  • Minimum 3 years Property Management/Vacation Rental/Hospitality experience
  • Minimum 3 years management experience, preferably in a hospitality setting 
  • Excellent proficiency with Microsoft Office
  • Ability to effectively present complex and detailed information both verbally and in written form with diplomacy and tact
